Acquisition, entitlements, architectural, civil and structural engineering, and environmental remediation for 22 SFD entry-level housing units on 2.45 acres in El Sobrante, California. After procuring entitlements and expiration of appeal period, we sold project as a ready-to-go package to a local builder in 12 months and 12 days in a 1031 exchange.

One of Mr. Roberts’s clients owned a 2.4 acre hillside in El Sobrante, a community located about 12 miles north of Oakland on Hwy 80. After more than 10 years of conflict and failure in the entitlement process, Mr. Roberts’s client asked him to purchase the property. With an entirely different design approach, Mr. Roberts assembled a new team of engineers and architects to breathe life into this project. Mr. Roberts was introduced to Mr. Rice at this time and Mr. Rice proved indispensable in solving the myriad problems that plagued the previous owners. In about 18 months, and careful consultation with the county supervisor responsible for the district in which the property was situated, a spectacular project consisting of 22 single family detached houses was approved.
